Terms and conditions

Kläppen follows the general conditions for renting accommodations, by the Swedish Tourism Association and Swedish Consumer Agency. Special conditions may apply to some cottage landlords, which will appear in your confirmation email. The minimum age for booking at Kläppen is 20 years.

As landlords, we are obligated to ensure that;

  • You will receive a confirmation of your booking and information on where the key will be picked up.
  • The cottage / apartment matches the description. We are not responsible for promises that the owner or his contact person may have made directly to you without our knowledge.
  • You will be informed of all significant changes, which relate to your booking.

When will my booking become permanent? / When should I pay?
Your booking is permanent when you have completed your booking and chosen the payment. You can cancel your booking 36 days before arrival.

What happens if I do not pay on time?
In case of late payment, reminders will be sent out by Klarna. In the event of non-payment, reminder fees / debt collection measures may be taken. 

In the event of no choice of payment method, a reminder will be sent from Kläppen with a link to Klarna where a payment alternative must be selected within 48 hours, if this is not the case, your booking may be canceled. This also applies to ski school, ski pass, ski rental.

What are my rights?
You have the right to put someone else in your place and Kläppen must accept that person unless there are special reasons. You must notify the change no later than 5 days before arrival at Kläppen. In the event of changes in bookings, Kläppen charges a change fee of 195 SEK.

If the cottage / apartment is not provided in the condition stated on the confirmation and we are unable to offer you another equivalent cottage / apartment - you do have the right to end the agreement. In that case, we will pay your money back.

If you have a complaint on arrival at your cottage / apartment, this must be presented to Kläppen's reception / booking, as soon as possible, but no later than 11.00AM the day after arrival. You must report other faults that occur during the stay immediately, so that we have a chance to rectify this.

What are my obligations?
You must take good care of the cottage / apartment and follow the rules, instructions and regulations that apply:

  • We ask all our guests to show extra consideration for each other between 23:00PM and at 07.00AM. You are responsible for all damage that occurs to the property and its equipment. Kläppen has the right to close the agreement with immediate effect, and in that case you must move out of the accommodation - without a refund of the rental amount.
  • You may not use the cottage / apartment for anything other than what was agreed at the time of booking (usually for leisure purposes)
  • You may not let more people stay overnight in the cottage / apartment than you stated at the time of booking or check-in.
  • Kläppen has the right to close the agreement with immediate effect if you or someone else in your party behaves disruptively and / or commits damage in the accommodation or in its area, or if the accommodation is used for an unintended purpose. In cases where the agreement is closed, you and your company must move out of the accommodation without a refund of the rental amount. Violations of the above entail a cost for compensation, from 2,500 SEK.
  • Violations of regulations on smoking and pet bans entail a clean-up cost, from 2,500 SEK.
  • In the event of unapproved departure cleaning after your departure, you will be charged afterwards with a minimum of 2,500 SEK.
  • You must return all the keys to your cottage / apartment at check-out. If you forget it, or lose a key, the lock change in the cottage / apartment you have rented will take place and you will then be charged a fee for the change, from 2,500 SEK.

War, natural disasters, strikes, etc. :
The parties have the right to withdraw from the lease if the cottage / apartment can not be provided due to acts of war, natural disasters, labor market conflict, prolonged interruptions in the water or energy supply, fire or other similar major events, which neither you nor we could predict or affect. In that case, we are obliged to pay back what you paid as soon as possible, less the benefit you had from the cottage / apartment.

What happens if we do not agree?
Contact us directly with any complaints. Errors that occur during the stay, you must report within a reasonable time during the stay so that Kläppen Ski Resort gets a chance to correct it. If we do not agree, you can turn to the General Complaints Board (ARN)

Useful information:  
The cottages / apartments that are rented out by the broker are not owned by the broker but are only rented on behalf of the homeowner. Standard and equipment vary.

The cottages / apartments are equipped for self-catering. However, guests must bring their own toilet paper, bed linen and towels.

The cottages / apartments are disposed of in accordance with the description on your confirmation. Maps and drawings only give an approximate picture of location and space.

Presence of TV / radio / WIFI * / coffee maker etc. does not mean that Kläppen, which mediates accommodation, is responsible for the equipment working.
